Wow! I got caught up in family activities and softball yesterday and completely forgot to run out the enews. I try to do so on Thursday afternoons, but took the time yesterday to have a late lunch with my son and then off to pitching practice with a gym full of young ladies.


Rolling Road Public Information Hearing (PIH) – Virginia Department of Transportation is looking to lock in the PIM on 27 February. Date, time and location are not cast in stone yet, but wanted you to know that has slipped one month from previous briefings. The PIH is when we see their final design plans and our ability to influence design is very little.


Real Estate Market Report - Taken from Long & Foster Market Minute Report provided by Natalie Perdue (SVD):


  • In December 2017, there was 1.3 months of supply available in West Springfield, compared to 1.4 in December 2016. That is a decrease of 8% versus a year ago. Months of supply is calculated by dividing current inventory by current sales. It indicates how many months would be needed to sell all of the inventory available at the current rate of demand.
  • Last month there were 13 homes newly listed for sale in West Springfield compared to 23 in December 2016, a decrease of 43%. There were 18 current contracts pending sale this December compared to 26 a year ago. The number of current contracts is 31% lower than last December.
  • Sale Price to List Price Ratio - In December, the average sale price in West Springfield was 98.7% of the average list price, which is similar compared to a year ago.
  • Days on Market - This month, the average number of days on market was 30, lower than the average last year, which was 37, a decrease of 19%.

Directory Deliverers – Directory Editor Kirby Myers has dispatched the 2018 directory to the Printing Press. We’ll soon have them available to deliver door-to-door to those who joined our civic association. We plan on also delivering another newsletter to those who aren’t on our email distributions.
